How Can We Get You From Contract to Close?



Today we’re taking you from contract to closing. This is the third and final part in our buyer series.

Welcome to part three of three of our home buying series. This time, we’ll take you all the way from the time a home goes under contract to the moment you get the keys.

At this point, we have the contract all signed, sealed, and delivered, and we’ll get it over to your lender to start the title search as soon as possible. As a buyer, the most important thing for you to do at this time is keep up with the lender’s requirements. There will be a lot of paperwork you’ll need to get them and you’ll want to get it to them as soon as possible. There are contingencies in our contract that have certain time frames we need to stay inside of.

While you’re working on the financing, we’ll be working with BJ from Inside and Out Property Inspectors and getting a thorough home inspection done. We don’t want any surprises after you move in. BJ and his crew do a fantastic job and give us a giant report so we can get a great look at the home and start working with the seller and their agent to negotiate some repairs.


Make sure you keep up with the lender’s requirements.



Once that’s done, the next thing to do is schedule the appraisal. Whether or not you have financing, you do have the right to have an appraisal done. If the property doesn’t appraise, that gives us the opportunity to either renegotiate or walk away from the contract.

After we’ve gotten through those hurdles, things are pretty good and we’re just a few days away from closing. We’ve got to sign and seal some final documents and after that, you have a great new home. Now you’re a homeowner and finally, you can celebrate.
