Why Work With a Single Agent When Buying?

When choosing the right real estate agent for you, there are a few things you need to be aware of.

First, you need to know that when it comes to Realtors, there are transactional brokers and there are single agent brokers. The difference between the two is that transactional brokers facilitate the transaction; they represent neither buyer nor seller. Single agents represent either the buyer or the seller.

As single agents, we represent buyers and buyers only.

A single agent represents you and your interests, not just the transaction.


So why not just call the agent on the sign when you want to buy a home? The agent on the sign more than likely represents the seller, so they actually can't represent you. They wouldn't have complete confidentiality and fiduciary responsibility to each of the sides like a single agent would.

Think about it this way—if you just called the real estate agent on the sign, you'd be spending less time researching your agent than you would spend looking for a toaster on Amazon!

The house you buy is a much bigger investment than that toaster, so you definitely want to vet the agent you will work with. Interview them, ask them tough questions, and ask for references. You want to find a single agent; they will represent you rather than the transaction.
